The 400: Midcentury Living by H.W. Burns

Please join us to see what 2024 attendees loved about our little community: midcentury Modern resort living in the Historic Tennis Club Neighborhood!

The 400 was designed and developed by Herbert W. Burns as a furnished 8-unit luxury apartment complex. The unique pool, landscape, iconic midcentury Modern architecture, and stunning view of the mountains blend harmoniously to this day. Our complex was designed to complement the adjacent Town & Desert apartments, now Hideaway Hotel, another Burns design. The architecture includes a low, linear look accented with masonry composed of thin, regular strips of Arizona Sandstone, masonry planters, and built-in wall clocks. Along the way, Burns added one more unit: number 9. This incorporated a second style of stonework used on another Burns project, 500 West. This mix of masonry gives us the facade Palm Springs has known since the late 1960s.

While the exterior is mostly as built, the interiors are a mix of preservation and thoughtful modernization. You'll be able to chat with owners and read your own copy of our detailed descriptions of the units, pool, and landscape. Be sure to see Burns' personal residence, unit 5, which includes many forward-thinking features. Steven Keylon, will be present for his book signing: The Design of Herbert W. Burns.

While last year's attendees let us know how much they enjoyed the setting, the vibe, and the engagement with the owners, their feedback means booties are NOT required for entering the 8 units open to attendees.
