Andreas Hills Condominiums–Phase V: Where Modernism Evolves in the Shadow of the San Jacinto Mountain

Tour nine Andreas Hills V homes showcasing all four original floor plans, late-Modern desert design, seamless indoor-outdoor living and stunning mountain views in South Palm Springs.

Set against the dramatic backdrop of the San Jacinto Mountains in South Palm Springs, Andreas Hills is one of the city’s finest examples of thoughtfully planned, low-density desert living. Developed in phases beginning in the late 1960s, the neighborhood combines custom homes and intimate condominium communities within lush greenbelts, mature landscaping and sweeping mountain vistas.

Developed by Harry Chaddick, Andreas Hills IV and V were completed by architect Bernard Leung, who had previously worked with William F. Cody and continued the project after Cody became ill. Leung also assisted with the completion of the Cullerton-Chaddick House in Palm Springs during that same period.

This special Modernism Week tour features Andreas Hills V, an exclusive enclave of just 18 residences situated within an eight-acre desert oasis at elevations ranging from 800 to 1,000 feet. Constructed between 1978 and 1979, the community occupies one of the most picturesque settings in Palm Springs, offering spectacular views of both the surrounding mountains and the Coachella Valley.

While the earliest phases of Andreas Hills are closely associated with renowned Modernist architect William F. Cody, Andreas Hills V represents the neighborhood’s next architectural chapter. Built during a transitional period in Palm Springs design, the homes bridge the clean lines of midcentury Modernism with the emerging Desert Contemporary aesthetic of the late 1970s.

The architecture is expressive and sculptural, characterized by bold geometric forms, broad textured stucco walls, dramatic rooflines and expansive indoor-outdoor living spaces. Residences are carefully sited to maximize privacy, natural light and mountain views while maintaining a strong connection to the surrounding desert landscape.

For this exclusive tour, nine private residences will open their doors, representing all four original floor plans found within the community. Guests will experience a range of thoughtful restorations, interior renovations and landscape designs that illustrate how each homeowner has preserved or reimagined these distinctive homes while respecting their original character.

Andreas Hills V offers a rare glimpse into an important moment in Palm Springs architectural history, when midcentury Modern ideals evolved into a richer, more sculptural expression of desert living.
